Essex Lists Courtyard Building in Rogers Park

Essex Realty Group is marketing for sale 6513-23 N. Newgard Ave., a multifamily property in the North Side’s Rogers Park neighborhood. The 24-unit courtyard building is offered at $4,200,000 by the Essex team of Doug Imber, Kate Varde, Jaimie Steinher, Dan Shepherd, and Rick Ofman.

“Rarely does one get the opportunity to list a property that offers so much to investors,” said Ofman. “Aside from its obvious curb appeal and proximity to Loyola University, this property offers extremely spacious and livable units on a quiet street.”

He continued, “While it has been well-maintained over the years, the units are rented roughly 10-15% below market in current condition. A new owner can easily capture that upside and more by adding dishwashers and updating kitchens and baths. Furthermore, one could duplex-down first floor units to increase bedroom count, creating desirable living spaces for Loyola’s growing student population.”
