An Essex Realty Group team is marketing 2056 W. Division St., a mixed-use property in Wicker Park

Essex Brings Wicker Park Mixed-Use to Market

Essex Realty Group has been selected to market 2056 W. Division St. in Wicker Park. The property is a five-unit mixed-use building with four two-bedroom apartments plus an approximately 4,000-square-foot first-floor retail space leased to Jack’s Restaurant through December 2030.

Kate Varde, principal of Essex and the broker leading the sales efforts, said, “This is one of the premier corners in Wicker Park. The restaurant is perfectly suited for the neighborhood and benefits from an exceptional build-out that includes nearly 1,500 square feet of unique indoor/outdoor space with a retractable roof.

“In addition, apartment investors are benefiting tremendously from the rapid rise in rents. Currently, rents in the building average approximately $2,250 per month, while rents for similar units in the market are regularly exceeding $2,500.”

2056 W. Division is listed at $3,050,000 by Varde and principal Doug Imber, as well as directors Jaimie Steinher, Dan Shepherd and Rick Ofman.
