Escondido MOB Sells for $36M to Neighborhood Healthcare

CBRE’s Lars Eisenhauer and Dan Henry arranged the $36.4-million sale of Valley Parkway Health Center in Escondido. Neighborhood Healthcare acquired the 72,000-square-foot Class A medical office building, located at 488 E. Valley Pkwy.

Eisenhauer and Henry represented the seller, and Chris Ross and Ben Schiesl of JLL represented the buyer.

“This sale highlights the strong demand for well-located, high-quality medical office assets,” said Eisenhauer, SVP at CBRE. “Neighborhood Healthcare’s acquisition of the asset is a strategic investment that expands their ability to deliver essential healthcare services in a modern, state-of-the-art environment.”

Positioned along Valley Parkway, the four-story multi-tenant facility offers convenient access to Interstate 15 and State Route 78. The building features include an ambulatory surgery center, an endoscopy center, an on-site pharmacy and cardiology lab services.

Neighborhood operates a network of health centers located across San Diego and Riverside Counties.
