Equus Capital Ends 4-Year Hold on One Sugar Creek

Less than four years after acquiring the One Sugar Creek office building in Sugar Land, TX, Equus Capital Partners Ltd. sold the 193,988-square-foot building to Glazer Properties. HFF’s Dan Miller, Martin Hogan and Johnny Knight represented the seller and procured the buyer, led by Kevin Glazer, who inspected and closed the acquisition in 37 days.

Located at 1 Sugar Creek Center Blvd., the building, also known as the Comerica Bank Building, is at the corner of US 69 and Dairy Ashford Road, approximately 19 miles southwest of downtown Houston. During its hold, Equus Capital partners renovated the asset in 2017, and improved the tenant roster. The property is 90% leased to national, regional and local tenants, including Comerica Bank, Wholesome Sweeteners, Amerex National Gas, and Alamo Environmental.
