Environmental Lighting Service Sells 106K-SF in Sale-Leaseback Deal

Environmental Lighting Service sold its 105,763-square-foot industrial building in Grand Prairie, TX. The facility, at 1010 E. Avenue J, sold to a Denver, CO entity operating under the name of 1010 E. Avenue J LLC. The new owner then leased back 29,500 square feet to the former owner. Meanwhile, eTak Worldwide Corp leased the remaining 76,263 square feet.

Michael Stanzel, SIOR, with NAI Robert Lynn, brokered the sale and leaseback transactions. Robert Miller with DFW Lee & Associates represented eTak Worldwide in its new lease with the landlord.

The property, which delivered in the late 1960s, is situated on 8.2 acres, near SH 360 and Interstate 30. The facility includes 87,140 square feet of warehouse space, 17,000 square feet of office space, a weight room, shower and 163 parking spaces.
