Employees Retirement System of Texas Planning 200K-SF Mixed-Use

The Employees Retirement System of Texas (ERS) announced it would develop a 207,000-square-foot, mixed-use building in downtown Austin’s capitol district. Groundbreaking is scheduled for Q4 2018 or Q1 2019, with completion planned for late 2020. The facility will have 192,000 square feet of office space, along with 15,000 square feet of ground-floor retail area. Floor plates will exceed 34,000 square feet.

CBRE’s Peter Jansen, Mark Emerick and John Barksdale are representing the Employees Retirement System of Texas in marketing the building at 200 E. 18th St. Ryan is the general contractor, and STG Architects the designer of record.

“The project has the dual benefit of making the most of an underutilized site by adding long-term revenue to the ERS Trust Fund, and allowing ERS to address growing needs while remaining within the Capitol Complex,” said Porter Wilson, the organization’s Executive Director. “The building will be a beautiful addition to the neighborhood.”
