Elberon Joint Venture Breaks Ground on FreezPak Build-to-Suit

New Jersey-based Elberon Development Group and joint venture partner Saoud Development recently broke ground on a 146,000-square-foot cold storage facility on the corner of Amboy Avenue and South Front Street in Elizabeth, NJ, as a build-to-suit for FreezPak Logistics. It’s the second build-to-suit project for the JV and FreezPak’s seventh facility in its home state.

“We are thrilled to be working alongside our friends at FreezPak on another state-of-the-art project,” said Elberon CEO Dave Gibbons. “Not only will the new facility accommodate FreezPak’s growing operations in New Jersey, but it also reinforces Elizabeth’s reputation as the premier industrial and logistics market in the Tri-State area.”

The purpose-built facility will offer approximately 9.85 million cubic feet of temperature-controlled warehouse space as well as the full suite of services that FreezPak customers depend on, ranging from cold storage to USDA/FSIS inspections. It will be situated on an 8.3-acre cleared land site that Elberon and Saoud acquired from Phelps Dodge Industries in 2025. Delivery is expected in fourth quarter 2027.
