El Paso Industrial Building Leased Out Before Completion

CBRE found a tenant for a 169,011 square foot El Paso speculative industrial building, and the undisclosed logistics company cannot move in until July. “El Paso industrial space is in high demand and space under construction—particularly speculative space—was at an all-time high at the end of the first quarter”, said CBRE’s William Caparis.

Once complete the building will be 255 feet deep with features such as skylights and three-phase power. The building sits on 12.61 acres and include a 135 foot deep truck court with staging for 50 trailers as well as parking for 163 cars. EastGroup Properties developed the site.

The site has quick access to I-10. Of the 4.2 million square feet of industrial space under construction in El Paso, almost half of it is speculative developments.
