El Cajon Industrial Facility Trades for Record
Inland Pacific completed the largest single asset industrial sale transaction in East County history. The property, located at 1111 Pioneer Way in El Cajon, is a 110,663-square-foot manufacturing / light distribution building that was divested by a group of local private investors for $16,250,000.
The facility is currently fully leased to a tenant that is several years into a long term NNN lease.
The property is a 1977 build with renovations completed in 2015 that encompassed high image office improvements, significant landscaping and sitework, as well a substantial power upgrade. The building is situated on a 4.42-acre lot and has 11 dock high loading positions and six grade level loading doors.
Lee & Associate’s Greg Pieratt represented the buyer, an unnamed Miami-based investment group. Inland Pacific’s James Renner, Chris Nelson and Sam Sukut represented the seller, 1111 Pioneer Partners LLC.
