Edge Facilitates Sale of 77K-SF Distribution Warehouse in Sterling for $21M
Edge Capital Markets has brokered the sale of a 76,500-square-foot distribution warehouse building located in the Broad Run Business Park in Sterling, VA, for $20.8 million. The asset was 100% leased at the time of the sale transaction.
Edge Capital Markets partner led a team that also included Christine Klein, Wilson Purcell and Joshua Norwitz in representing the seller and original developer and also procured the buyer, Fundrise.
The asset is located near the intersection of Randolph Drive and Moran Road, immediately north of Dulles International Airport, and features immediate access to VA Routes 267 (Dulles Toll Road). Constructed in 2005, the building sits on 6. 8 acres and features 24-foot clear ceiling heights, 27 loading docks, 180-foot truck court, 20 designated trailer drops plus expansion area for additional trailer parking, and parking. The building is home to Forward Air, a leading national third-party logistics and last-mile ground delivery service provider.
