East Bay Last-Mile Facility Trades for $50M
TJL Properties, LP divested a 267,500-square-foot light industrial warehouse and office facility in Richmond for $50.13 million. An unnamed institutional investor purchased the asset, which is triple-net leased to a beverage distribution company.
The property is situated on 12.29 acres at 700-702 National Court, a last-mile infill location within a high barrier to entry East Bay industrial market. The facility comprises one 250,500-square-foot industrial warehouse and 17,000-square-foot office building. The industrial property features a 22-foot clear heights, as well as 15 dock-high, two grade-level and four rail doors.
JLL’s Ryan Sitov, Tony Beatty, Mark Detmer and Andie Fezell represented the seller.
Sitov said, “This is an excellent infill investment opportunity in a Tier I market. There is insatiable investor demand for industrial product in the East Bay.”
