DXD Completes Toms River Self-Storage Facility 

DXD Capital, a self-storage private equity investor, has opened a new Class A, climate-controlled storage facility at 671 Batchelor St, Toms River, NJ. The facility offers 761 individual storage units totaling 62,818 net rentable square feet, with four stories, multiple elevators, and a drive-in loading area. 

The property was acquired in June 2022 through DXD’s first fund, DXD Self Storage Fund I, which closed with $63 million in committed capital. DXD launched its second fund in June 2022 and has since invested in seven self-storage and one seven-facility portfolio acquisition across the United States. The property will be managed by Public Storage. 

“Storage rates on the Jersey shore excited us to invest in the region,” said Drew Dolan, principal and fund manager. “When analyzing this site, the underlying zoning code indicated that building a self-storage facility at this location would be nearly impossible.”
