Dunleer Trades Huntington Beach Industrial in Off-Market Sale

Dunleer, a Los Angeles-based private real estate investment and development firm, closed the $8.23-million sale of Talbert Industrial Park, a newly renovated, two-building small-bay industrial property located at 7602 Talbert Ave. in Huntington Beach. The 22,383-square-foot property was sold off market for approximately $367 per square foot, one of the highest per-square-foot prices for comparable Huntington Beach industrial assets.

“After acquiring the property in 2024, Dunleer immediately implemented a value-add strategy focused on enhancing functionality, improving the tenant experience and maximizing the property’s appeal,” said BJ Turner, CEO of Dunleer. “This is an incredibly well-located asset, and it is very difficult to find industrial properties west of the 405 in prime Orange County. With an average annual household income above $145,000 within a five-mile radius, it’s one of Southern California’s most desirable multi-tenant industrial locations.”

Carter Hadley and Alexander Harrold of Matthews Real Estate Investment Services represented Dunleer. The buyer was a private investor based in San Diego.
