Dunhill Partners Snags Village at Camp Bowie

Dunhill Partners Inc. made a deal to acquire Village at Camp Bowie, a 179,792-square-foot, Sprouts Farmers Market-anchored retail center in Fort Worth. The seller was a joint venture between Dallas-based Lincoln Property Co. and Long Wharf Capital of Boston, MA.

The buyer, also headquartered in Dallas, was represented by Jim Batjer, Barry Brown, Ryan Shore and Aaron Johnson with HFF. The 88%-occupied property is situated on 21 acres at Camp Bowie Boulevard and Ridglea Avenue. While the sales price was not disclosed, the asset had an asking price of $46.7 million, and a cap rate of 6.75%.

During its hold, LPC and Long Wharf invested approximately $3.2 million in upgrades, which included adding a new roof throughout the property, adding the 27,000-square-foot Sprouts store, and building an additional 15,000 square feet of retail space.
