Whenever discussions about the Houston- Woodlands-Sugar Land Metropolitan Statistical Area (MSA) crop up, they tend to center around West Houston. Or, Far North Houston, in Montgomery County. Or Fort Bend County, including Sugar Land. But one area that is getting left out is the immediate area just east of Houston.
According to a recent report from CBRE, this sector is best known for the Port of Houston, petrochemical plants, and a plethora of industrial warehouse and distribution centers. Now it’s becoming a residential area that offers a shorter commute to the CBD, as well as good access to the Port and Bush Intercontinental Airport.
The report pointed out that population is increasing by 2.5% in 15 zip codes throughout the east, with retailers increasingly taking note. Construction on an H-E-B-anchored center is underway in Baytown, where a Kroger was just completed. Meanwhile, the San Jacinto Mall, also in Baytown, is undergoing renovation.
