Dollinger Snaps Up Valley Creative Center for $56M
A six-building R&D/office campus totaling 166,928 square feet at the confluence of Zanker Road, Bering Drive and Charcot Avenue in north San Jose recently sold for $56 million. Referred as the Valley Creative Center, the multi-tenant complex was acquired by Redwood City-based Dollinger Properties.
The seller was Vista Investment Group. Vista recently completed new exterior upgrades at the campus.
“This is a well-leased asset and a quality investment of an attractive low-rise campus positioned in the region’s highly desired Golden Triangle area,” said Scott Ahearn, director of marketing and acquisitions, Dollinger Properties. “The location also offers great accessibility and visibility for tenants as well as plentiful walkable and nearby amenities.”
Valley Creative Center is located at 2235-2249 Zanker Rd., 2340-2390 Bering Dr. and 225-245 Charcot Ave. The complex is close to the 101, 880 and 87 freeways, near the San Jose International Airport and downtown San Jose, and in walking distance to the light rail station and retail/dining.
Cushman & Wakefield’s Alan Guterman, Jon DeCoite, Steve Horton and Kelly Yoder represented Dollinger Properties in the acquisition and have also been retained for project leasing.
