Diversified Partners has plans for a new 16-acre mixed-use retail development located at the northeast corner of Cactus Road and Cotton Lane within the rapidly growing Prasada Master Plan Community in Surprise. The project will encompass approximately 120,000 square feet of space, designed to accommodate a diverse range of retail, service, and lifestyle uses. 

The development will offer pad sites, shop space, auto and storage opportunities, as well as ground lease and build-to-suit options, catering to a diverse tenant mix, from service retail and restaurants to fitness, hospitality and entertainment users. 

Several tenants have already committed to the project, including a convenience store with fuel, national drive-thru restaurant brands and a veterinary clinic, with additional users in negotiation across dining, wellness, automotive and lifestyle categories. 

The project is being developed by Diversified Partners with RKAA Architects serving as the project architect. Leasing efforts are led by Delaney McGroarty at Diversified Partners.
