DFW Industrial Building Continues to Lead the Nation
The Dallas-Fort Worth industrial market continues to lead the nation in industrial building construction activity as both tenant/developers and owner-occupiers continue their demand for space. A recent JLL survey stated that It’s the fourth straight quarter the DFW metro has led the nation in warehouse building. The regional market currently has over 60 million square feet under construction.
Besides construction, leasing activity shows no signs of slowing. Leasing activity is 2.3% higher than this time last year with 38 million square feet accounted for through the third quarter.
The positive outlook remains strong, due to the large number of speculative projects underway. Releasing and build-to-suit projects total 25.7% of. the current activity. With only 6.1% of space available of properties delivered in 2020, and 9.3% available for 2021 deliveries, the wave of construction expected to deliver in 2022 is predicted to be absorbed in a similar time frame.
