Developers Seeking Port Everglades Lease

International Warehouse Services is joining forces with ANF Group and Treadwell Franklin Infrastructure Capital to propose a ground lease at Port Everglades in Florida for a 250,000-square-foot logistics warehouse. The joint venture, operating under the name Port Everglades International Logistics Center LLC, has its eye on 16.7 acres west of McIntosh Road. The developer submitted an unsolicited proposal to Broward County, and is waiting for the commission to vote on whether to bypass other potential offers and to set up public hearings.

The developers are proposing a 30-year ground lease, with a 20-year extension option. The developer would pay the county just under $23 million in total during the 30-year period, while the county would pay the developer $3 million upon receipt of a temporary certificate of occupancy. Construction would take 27 months, with completion scheduled for April 2019.
