Lexington Commons Sugar Land

Developers Scoping Sugar Land Site for MOB, Retail

Sugar Land recently approved a rezoning request that could usher in medical office buildings, restaurants and retail to a new development near Smart Financial Centre. Planned Community Developers is moving forward on Lexington Commons. The eight-acre development will be located in Telfair between Hwy. 59 and Lexington Boulevard. The property is adjacent to the recently announced University of Texas MD Anderson Cancer Center coming to Sugar Land near Smart Financial Centre. Community Impact reports Lexington Commons will bring professional and medical offices to the south side of the city alongside restaurants and retail.

The site will be developed in two phases, including:

  • Phase 1: two office buildings and a parking garage
  • Phase 2: an office building and a parking garage

The first phase will begin construction this fall, with anticipated completion in the first quarter of 2027.

A timeline for Phase 2 will be dependent upon how fast the first phase is leased.
