Developers Break Ground on West End’s Tallest Building

Crescent Real Estate LLC, in partnership with Long Wharf Capital LLC and architect Corgan, launched construction on the 100,000-square-foot office property dubbed the Luminary. Once the Class A office project is completed, the Luminary will be the tallest building in downtown Dallas’ West End district, while providing Corgan (which designed the structure) with more space in which to spread out.

Crescent acquired Corgan’s existing 57,731-square-foot office at 401 N. Houston earlier in 2017, and leased it back to the company. In the meantime, the developer also acquired Corgan’s surface parking lot, with plans to build the Luminary. Corgan will take an additional 23,268 square feet in the new structure, with the remaining leasable area available for creative office space. JLL has the Luminary leasing assignment.

The Luminary’s planned opening is 2019.
