Developer Would Upgrade Gowanus Subway Stop in Exchange for More Apartments

Avery Hall Investments (AHI) is offering to design and construct a new ADA-compliant subway entrance, elevator and stairway near its planned Gowanus residential project, in exchange for the right to add more apartments than the city’s rezoning proposal would allow. The company estimates that upgrading the subway stop would cost $11 million.

“As Brooklynites, we applaud the efforts of Councilmember Brad Lander as well as Community Board 6 and all of the many civic groups that have worked to make the Gowanus rezoning an inclusive process,” said AHI principal Brian Ezra. “We believe that our proposal aligns with the rezoning’s goals in modernizing this outmoded subway station.”

If its proposed incentive is accepted, AHI would include 25% of the additional units in the city’s mixed-income housing program, along with 25% of the as-of-right units. AHI’s proposal seeks a larger floor area ratio than the rezoning would otherwise permit.
