Developer ‘Angling’ Towards a 45-Story DTLA Tower

Los Angeles Historic Core landlord Joseph Hellen is reviving plans for a 45-story tower in DTLA on Spring Street. Downtown Management plans to develop a mixed-use project adjacent to the Spring Street Arcade at 525 S. Spring St.

The development would include 360 residential units 25,000 square feet of street-fronting retail and a subterranean parking garage. The 500-foot tall, blue-glass clad building is envisioned to be built in an angular shape that shifts along property lines to create open space.

The revised design vision from architecture firm asap/ adam sokol architecture practice pllc would rise on a parking lot and space currently used for a swap meet. Previous incarnations of the developers plan incorporated renovating the three adjacent Broadway theaters – the Roxie, Cameo and Arcade, which are also owned by Hellen.
