Detroit’s Former Uniroyal Riverfront Site Eyed for Redev
Detroit’s city-owned former Uniroyal Tire Co. factory site on the east riverfront is being eyed for redevelopment by Dan Gilbert’s Detroit-based Bedrock LLC. The 43-acre property sits across from Belle Isle, and would be Gilbert’s largest, and perhaps most ambitious project to date.
Over the past seven years, the company has boosted its development pipeline through a host of acquisitions and planned developments in and around downtown Detroit. Company officials have met with city and government officials about the Uniroyal property, though a deal is not finalized.
One potential use being discussed is a mixed-use development, although any development plan must address challenges. Roughly a third of the site has been remediated from its industrial use as a tire manufacturing plant and a coal-gasification plant. The city acquired the property in 1981 from Uniroyal for $5 million.
