Dermody Acquires Four Buildings in Fremont
Dermody Properties purchased four buildings at Fremont Research Center in Fremont, CA for a reported $36.4 million. The buildings, totaling 191,703 square feet, are 87% occupied by tenants in clean technology, R&D and advanced manufacturing.
Dermody’s Douglas A. Kiersey, Jr., says, “The acquisition of Fremont Research Center is consistent with our strategy of acquiring value-add, functional, infill logistics and light manufacturing assets in Tier 1 markets. The barriers to entry in the Silicon Valley submarket are very high, and submarket occupancies are at or near record levels. We believe these market fundamentals will drive growth in asset value.”
The property is located along Silicon Valley’s I-880 Corridor, south of the Fremont Innovation District and near the newly-opened Warm Springs BART station. The buildings include 47513, 47600, and 47621/47633 Westinghouse Dr., and 255 Fourier Ave.
NKF’s Steve Kapp and Chris Shaffer, along with Cushman & Wakefield’s Adam Lasoff, Eric Fox and Steve Hermann, brought the opportunity to the buyer.
