Denver Investor Testing New Hospitality Concept

The investor behind a new hospitality concept is calling it a group lodging hotel. The Denver Business Journal reports that Jon Van Sistine purchased a three-story buiding for $6.5 million and plans to convert the top two floors of it from office to a lodging use. Both floors will have eight bedrooms with king beds and their own bathrooms in addition to two commercial bathroms in the shared public space. Public space on each floor will include kitchens, balconies and hangout areas with pool tables or other activities. The idea is that large groups can rent entire floors.

He says it’s worked in mountain towns, and now he’s trying it in an urban area.

He anticipates the conversion will cost around $500,000. He hopes to open the first quarter of 2026, with a February or March time frame.

The first floor of the property is home to Tapville Social, a bar and restaurant. Van Sistine plans to keep Tapville Social as a tenant. Van Sistine owns Hotel Residential at 2109 Larimer St.
