Denver office trades for $14.7 million

Denver Investor Buys Downtown Office Building

Denver-based Flywheel Acquisitions LLC paid $14.7 mil for a 63,300 square foot ($232/sf) office building on nearly 2.3 acres in Denver. Located at 4100 E Arkansas, the three-story building is currently fully leased to a single tenant. Cushman & Wakefield’s Aaron Johnson, Jon Hendrickson and Mitch Veremeychik represented the seller, 4100 Investors LLC. 
4100 E Arkansas is located near the intersection of Interstate 25 and Colorado Blvd. Its infill location is equidistant to attractive areas including Cherry Creek, Downtown Denver and the Denver Tech Center.

The property is also surrounded by numerous walkable restaurant and retail amenities, and there is a fitness center located within the building. The location is also close to bus transit and Light Rail. C & W’s Aaron Johnson says there’s more to come, “…a reputable Denver-based developer is in the process of redeveloping the former 13.2-acre CDOT site across the street to the north. Zoning on that site allows for multi-family, retail and commercial uses improving the overall area.”
