UBS buys Cold Creek Cold Storage Denton

Denton Cold Storage Warehouse Picked by UBS Realty Investors

UBS Realty Investors has acquired Cold Creek Solutions Denton, a 374,560-square-foot cold storage warehouse in Denton, Texas. Cold Creek Solutions (CCS) sold the recently completed Class A property. Southwest Warehouse Solutions leases out 50% of the building. They have a 15 year lease.

CCS broke ground on the facility in 2021, financing its construction with a $37.7 million loan from Happy State Bank. ARCO Construction served as general contractor.

Cold Creek Solutions Denton comprises 306,240 square feet of cold storage, a 59,320-square-foot refrigerated dock and 9,000 square feet of office space. The property has 45-foot clear heights for the warehouse and 28-foot clear heights for the cold dock, which allows for 60,000 pallet positions, multi-tenant space use and flexible temperature functionality. The storage features 53 dock positions including vertical storing levelers, 85 trailer parking spaces and 147 car parking spaces.
