Dentistry Provider Acquires Midtown Office Condo

Rudder Property Group (RPG), which specializes in the sale of office condominiums in the New York metropolitan area, closed on the sale of a 9,697-square-foot office condo to CreoDent at 545 W. 45th St.  

CreoDent, a provider of esthetic and implant dentistry, purchased the 11th-floor space from Starbuck Realty 9th, LLC for $5,850,000, or $603 per square foot. The asking price was $7 million.

“Reduced prices combined with vaccine-related optimism has caused opportunistic buyers to reemerge,” said Michael Rudder of RPG.  “After a decade of paying rent, CreoDent, a dental laboratory, recognized the long-term benefits of office ownership. They were able to secure SBA financing in excess of 100% loan-to-value.”

Rudder and RPG’s Justin Harris represented the sellers.
