Demand Drives Above-List Closings at Midtown Atlanta’s New 40 West 12th Condos

A New York-inspired luxury condo in Midtown Atlanta has begun closing on individual units, with buyer demand pushing prices above asking. For example, a three-bedroom unit closed in October for nearly $12,000 over its list of more than $2.2 million.

The condo, 40 West 12th, is the central residential component of the new $530 million, tri-tower mixed-use development 1105 West Peachtree. In addition to 40 West 12th, the complex includes the Epicurean Hotel Atlanta and a 31-story, 675,000-square-foot Class A office skyscraper anchored by Google.

Engel & Völkers Atlanta is leading the condo’s sales efforts.
