DC Office Tower to Undergo $25M Revamp

Newmark has been appointed as the exclusive leasing agent at 1275 K Street NW in the heart of Washington, D.C.

The assignment will be led by Vice Chairman Doug Mueller, alongside Executive Managing Director Ed Clark on behalf of co-owners Rafael Etzion and Altus Realty. Following the development of a new capital program, ownership launched a transformative $25 million investment strategy to elevate the 12-story, 240,000-square-foot asset in newly renovated Franklin Park into a hospitality-driven workplace.

The capital program includes an expansion of the building amenity package, including multiple new conferencing formats alongside collaborative workspaces and engaging social areas. A new, standout architectural feature will introduce outdoor space and create a greater visual connection to Franklin Park.

“Their investment reflects the emerging trend we’re seeing across the market—targeted reinvention of well-located buildings that can meet the expectations of today’s workforce,” said Mueller.
