DarwinPW Represents Investor in Building Acquisition

DarwinPW Realty/CORFAC International Managing Broker George Cibula and Vice President Dan Prendergast recently represented Portokali Investments LLC in its acquisition of a 48,005 square foot building at 933 Tower Road in Mundelein, Illinois.

Brown Commercial Group’s Collin Tyrrell and Dan Brown represented the seller in this transaction. The building’s previous owner, a printing company, is discontinuing its business. “Our investor liked that this was a high-quality free-standing building with heavy power,” says Prendergast. “This is an asset with a high replacement cost that has valuable adaptability for many different kinds of tenants or end users.”

The building was constructed in 2004 by Principle Construction for a printing company. It features 24’ clear height, two drive-in bays, three exterior dock doors and 72 parking spaces. It houses primarily warehouse space that is suited for manufacturing or distribution purposes, with 4,800 square feet of office space. The building has easy access to several highways, including US Route 45, Route 83 and I-94.
