DarwinPW Guides Prefab Home Manufacturer to First North American Space

DarwinPW Realty broker Dan Prendergast represented both the building owner, Brennan Investments, and the tenant, PrefabPads LLC, in leasing 28,800 square feet of warehouse space at 3805 Hawthorne Ct. in Waukegan, IL. The tenant is a manufacturer of modern prefabricated homes opening its first location in North America. 

“The industrial lease market is so tight that there were only a few options that could work for PrefabPads’ operations,” said Prendergrast. “The business has been very successful in Europe and already has hundreds of interested buyers in the U.S., but they couldn’t start production on their products until they had a space. This space is larger than they had originally targeted, but it will give the tenant room to grow within their budget.” 

The tenant selected the building because of its 24’ clear height ceilings and oversized drive-in doors, both of which were essential for the larger products PrefabPads manufactures.
