Dania Beach developer to knock down office, replace with hotel, retail, apartments

Dania Beach Developer Transforming Office Property

A New York developer proposes to knock down a 65,000-square-foot office building in Dania Beach and replace it with a hotel, residential and commercial space. The South Florida Business Journal reports Ralph Braha bought the office property in 2006 for $7.9 million and has waited until now to submit the plans for the mixed-use project. The office, built in 1956, is on a 3.26-acre property at 225 to 255 E. Dania Beach Blvd.

Under the proposal, the site would be redeveloped with 168 condo/hotel units, a 168-room hotel, 19,677 square feet of commercial space, 18 townhouses and 486 parking spaces, including 121 mechanical parking lifts. The project still requires site plan approval from the town.

The project would have three seven-story towers, each with a pool and commercial space on the ground floor. Two towers would have 84 condo-hotel units each, and the third would have all 168 hotel rooms.
