Dallas Ranks High in Office-to-Apartment Conversions

In 2024, Dallas created the 4th highest number of new apartments through building conversions, according to RentCafe.com’s Adaptive Reuse Report.  

Almost 25,000 apartments were created from converted buildings across the country in 2024. That’s the strongest year on record and 50% more than in 2023. 

Dallas narrowly missed the top spot for office-to-apartment conversions in 2024, delivering 584 new units — just 4 shy of Manhattan’s total. 

Dallas created the 4th highest number of apartments from unused buildings, adding about 700 new apartments to its housing supply.  
Three adaptive reuse projects were completed in the city last year, including the makeover of the 50-story Santander Tower, now known as the Peridot Residences, with 291 downtown units (shown).
