Dallas Out Front on BTR Rentals
The high costs of buying a home and changing attitudes towards homeownership are pushing the construction of build-to-rent (BTR) homes to record highs, as many Americans try to make the best of both worlds: the flexibility of renting and the comfort of a private home.
According to a RentCafe report, in just one year, BRT homes built nationwide reached an all-time high of 14,541 units with three times that many on the way. Dallas leads the field: the metro boasts the greatest number of build-to rent homes completed in 2022 , with a staggering 441% year-over-year growth. More precisely, 2,773 BTR homes were delivered last year, which is a 10-year high.
The future looks even more promising: 4,350 BTR units are currently under construction in Dallas, which is the second largest number of upcoming homes for rent in all of the U.S. (Phoenix is the leader) Statewide, the Lone Star State metros that added the highest number of BTR homes in the last 5 years, besides Dallas, are Houston (1,875 units), Austin, (1,096 units) and San Antonio (1,001 units). They all landed among the nation’s top 10.
