Dallas Office Market on Rise

The Dallas-Fort Worth office market saw vacancy rates go down, while investment volume went up through the third quarter of 2026, according to Yardi Matrix data.

Its competitive office pipeline was the second-largest in the country, while construction starts increased from their 2025 level. Dallas’ office investment volume reached $3.7 billion year-to-date through September, ranking third among the top 25 U.S. markets and second among its peers.

The Metroplex trailed the Bay Area ($4.6 billion) and surpassed Houston ($2.1 billion), Austin ($1.6 billion) and Phoenix ($1.2 billion), among others.

Dallas-Fort Worth’s office development pipeline included 3.6 million square feet of overall space across 23 projects at the end of September. The Metroplex led the peer set for construction activity. Metros that followed included Houston (2 million square feet) and the Bay Area (1.7 million square feet).

Dallas’ office vacancy was down 360 basis points over the past 12 months.
