Dallas Leads the State in Apartment Conversions
Dallas will boost its rental stock by transforming unused buildings into apartments. The city boasts the nation’s 6th-largest conversion pipeline and leads Texas in this trend for the coming years, according to RentCafe’s Adaptive Reuse report.
Here are the key highlights for Dallas:
- In Dallas, 2,939 apartments are currently under development. Most of these units (2,565) will result from transforming unused office buildings, followed by conversions of hotels (274) and factories (100).
- The most significant upcoming project is the Renaissance Tower on Elm Street, transforming offices into 500 apartments. The Cabana Hotel leads major hotel conversions (160 units).
- Despite its growing pipeline, Dallas still trailed other cities in completed conversions. While Manhattan converted 733 apartments in 2023, Big D didn’t complete any.
Fort Worth is another city in the metro area planning to add new units by converting unused buildings (653 units in the pipeline). Across Texas, cities trailing Dallas in future apartment conversions include Houston (1,845 units), San Antonio (645 units) and Austin (515 units).
