Dallas Leads Texas Towns in Apartment Growth

Downtown Dallas ranks 12th in the nation for apartment growth, with over 7,600 new units built since 2020. That accounts for nearly one-third of all new rentals citywide during this period and is the highest downtown share among Texas cities, according to RentCafe.com’s Downtown Construction report. 

Dallas leads Texas in downtown apartment construction, with Houston adding 7,128 units and Austin 7,054 units. 

Downtown Dallas has experienced steady growth in apartment construction over the past three decades, starting with 7,900 units in the 1990s, rising to 11,400 in the 2000s, and doubling to 22,500 in the 2010s. 
 

Downtown Dallas may be defined by new builds, but repurposed spaces are making their mark. 8.9% of units in the 2010s came from conversions, and that trend has only grown, with 10.5% of apartments since 2020 coming from redevelopment projects.
