Cybersecurity Firm Illumio Inks 120K-SF Headquarters Lease

Cybersecurity company Illumio, Inc. has signed a 120,000-square-foot headquarters lease at the Campus at Scott, a three-building, 460,000-square-foot Class A mid-rise office complex in Santa Clara. Ellis Partners and Boston-based investment manager The Baupost Group acquired the Campus at Scott in August 2025.

The new lease comes as Ellis Partners prepares to modernize the Campus at Scott. The firm is investing in significant upgrades to campus amenities, including fitness facilities, dining options and outdoor spaces.

“This significant lease underscores the value of our extensive planned renovation and highlights the complex’s timeless architecture, high-quality interiors, and abundant natural light – all of which will appeal to Silicon Valley’s growing companies,” said Kevin Bocci, SVP at Ellis Partners.

A Newmark team of Joe Kelly, Mike Saign, and Skylar Smith represented Ellis Partners. Bart Lammersen, Joe Long, and Gabe Brown of JLL represented Illumio, which will occupy three floors at 3315 Scott Blvd. in a relocation from Sunnyvale.
