Cross-Dock Facility Presents Rare Investment Opportunity in Goodyear
A newly developed industrial cross-dock facility totaling approximately 450,600 square feet on roughly 29 acres recently sold for $56 million. Constructed in 2021, the class-A property located at 2250 S. Litchfield Rd. in Goodyear was fully vacant at the time of sale.
Will Strong, Greer Oliver, Kirk Kuller and Connor Nebeker-Hay of Cushman & Wakefield represented seller The Opus Group in the transaction. Cooper Fratt and John Werstler of CBRE provided leasing advisory.
“Institutionally developed and maintained, this was a rare investment opportunity of a bulk state-of-the-art class-A industrial/cross-dock facility that is very well positioned with immediate airport access and central to multiple freeways and adjacent to the Union Pacific Railroad,” said Strong. “The property offers great potential value for the buyer through the lease-up of the vacancy in the facility to multiple or single tenancy in a high-demand market.”
Highlights include rail-served capabilities, clear height of 36 feet, heavy power, 73 dock doors, four grade doors, fully secured truck courts with automatic truck court gates and 190-foot truck court depths.
The location is adjacent to Phoenix Goodyear Airport. The property is also located in Opportunity and Military Reuse zones, and is Foreign Trade Zone capable.
