Creative Offices in Burbank Trade to Private Buyer

CBRE facilitated the sale of a 20,347-square-foot office property located at 400 South Victory Blvd. in Burbank, to a private buyer for $5.8 million. CBRE’s Gerard Poutier, Mark Shaffer, Anthony DeLorenzo and Dylan Rutigliano represented the seller, Creative Arsenal LLC.

The three-story facility offers a rare blend of creative office and production and post-production space under one roof, according to CBRE. It offers immediate access to Interstate 5 and I-134 and is convenient to Hollywood Burbank Airport.

“This was a unique owner-user offering in the market highlighted by state-of-the-art post-production infrastructure combined with a new tenant roster, allowing a user to occupy the top floor while benefiting from in-place cash flow,” said Poutier. “Its turnkey condition, high-image design and proximity to major studios and amenities made it a compelling opportunity for an owner-user or investor seeking a best-in-class asset in the heart of the entertainment capital of the world.”
