Creative Office Development Launched in Irvine Spectrum

Ground was broken this week on The Source H²O, a nearly 70,000-square-foot two-story creative office building located at Sand Canyon and Waterworks Way in the heart of Irvine Spectrum. The state-of-the-art project is being developed by Irvine, CA-based Irvine Ranch Water District, and is scheduled to be completed Q4 2019.

Cushman & Wakefield’s Kevin Turner and John Gallivan, in conjunction with Colliers International’s Michael Hartel, are handling the leasing. Ware Malcomb is the architect.

Turner says, “The project checks all the boxes for today’s creative office users, notably the connectivity between the indoor and outdoor amenities.”

It will feature a two-story atrium design and seamless transition between indoors and outdoors with a unique bi-fold glass wall system. The Source H²O will also feature a fitness area, sport court, game terrace and a rooftop deck. The project’s name serves as a creative identifier, derived from its location adjacent to the water district’s HQ.
