Creation, PGIM Building Warehouse Project On Former Landfill

Creation, in partnership with PGIM, has begun construction on 635 Exchange, a three-building, 600,000-square-foot logistics hub at I-35E and I-635. The 36-acre site was a former landfill.

Creation’s Taylor Mitcham added, “Obtaining a Subchapter T permit in roughly 12 months for a former landfill is very impressive, and it couldn’t have been done without the expertise of our consultants – LGE Design Build, Vertex, Kimley Horn, Reed Engineering and the support of PGIM Real Estate. This project comes at an ideal time to meet growing tenant demand and set a new standard for Class-A space.”

The campus is located in one of Dallas’s densest industrial corridors. 635 Exchange will feature building clear heights of 32 to 36 feet, abundant trailer parking and multiple points of highway access. Its design and layout meant to accommodate a range of tenant requirements, providing flexibility and scale.

LGE Design Build is leading architecture and construction, with delivery scheduled for late 2026.
