Creation and LGE to Break Ground on 555,790-SF Industrial Park in Q1
Capitalizing on Dallas-Fort Worth’s strong demand for warehouse space, Creation Equity, with its sister company LGE Design Build, will break ground on a 555,790-square-foot industrial park in Mesquite early in first quarter 2022. Creation Equity, a repeat client of Stream Realty Partners, will develop Mesquite 635, a three-building class-A property off Interstate 635 and Highway 80.
The location offers high visibility and signage opportunities for tenants with access to some of the strongest workforces across the metroplex. Pre-leasing demand for the project is already strong.
Mesquite 635 is a joint venture between Crow Holdings Capital and Creation.
“Mesquite has continued to be very helpful and accommodating even in a difficult and fast-moving market,” said Taylor Mitcham, vice president of transactions for Creation.
The project boasts 32-foot and 36-foot clear heights, ample parking for heavy trailers and cars, and front and rear load configurations that allow for maximum storage and ease of loading and unloading. The three buildings offer 159,728 square feet, 156,144 square feet and 239,918 square feet. Each will feature a 185-foot truck court, spec office space, trailer parking and ample car parking.
Stream’s Matt Dornak and Ryan Wolcott will oversee leasing.
