CRE Development on the Move in Tyler

The city of Tyler (TX) issued 121 commercial permits for projects in 2017, suggesting that CRE development is on the move in this East Texas city. Tyler’s Department of Building Services reported that 2017’s total was nearly twice the 81 commercial permits issued in 2016, and close to three times the number issued in 2015.

Many of the permits were clustered around Old Jacksonville Highway and South Broadway Avenue in the south part of the city. However, the development is less about new business coming to town, as much as it’s due to relocations.

Local developer Jeff Denson indicated that businesses are moving from central Tyler to the south side. “We’re creating vacancies that I think moving forward, with the cost of land and the cost of construction, may be beneficial, because there’s going to be some repurposing of some existing buildings,” he told the Tyler Morning Telegraph.
