Cover Comes Off (W)rapper Building

The cutting-edge design for developer Frederick and Laurie Samitaur Smith’s planned 17-story office tower in L.A.’s West Adams district was revealed. Called (W)rapper, the vision is for a roughly 160,000-square-foot eccentric steel ribbon wrapped structure encasing floor-to-ceiling glass.

The spider-web-like exoskeleton features varying height, column-free floors and an exterior elevator. Architect Eric Owen Moss’ design allows for tenants to flexibly create their own spaces, and would be L.A.’s first creative high rise.

The site in South LA at Jefferson and National Blvd.’s is near Culver City’s Hayden Tract. Building permits are expected by the end of the year, with construction slated to commence within four months.

First Property Realty Corp.’s Micheal Geller is handling the leasing. The property is expected to attract tech, entertainment and design firms and achieve premium rents, expected to be in the $4 per-square-foot range.
