Cortland Offloads Denver Rental Community for $70M
Cortland sold the Cortland Cap Hill apartment building at 1200 Grant St. in Denver to Hill Street Realty for $70 million.
The Denver Business Journal reports the new sale price represents a 20% decrease compared to four years ago, when Cortland bought the building. The company purchased the property for $84.25 in 2021.
Cortland Capitol Hill was built in 2017. The 8-story tower comprises 197 units. The units rent for between $1,467 – $6,089.
Hill Street owns several other multifamily properties in Denver, including the VIA Apartments on Broadway. In 2024, Hill Street bought those apartments for $62 million.
Cortland has 12 branded multifamily offerings in metro Denver. Cortland Cap Hill is the second metro Denver property Cortland sold in 2025. This January, the company sold the 14-building apartment complex at 5650 Argonne St. for $99 million to a Boston-based investment group.
