Cook County Property Values Underwater But Rising
The headline in some published reports noted that total Cook County property values, commercial as well as residential, are still nearly $100 billion below 2007 levels. While that’s true, a report from the Civic Federation emphasized that values have now increased four years in a row.
“Following several years of decline, this fourth consecutive year of growth in the estimated full value of property in Cook County is a positive sign that the real estate market continues to recover,” said Laurence Msall, president of the nonpartisan government research organization. Prior to 2007, the estimated full value of real estate in the City of Chicago and suburbs grew every year, going back to at least 1995.
Total values across the county were $559.7 billion for tax assessment year 2016, the most recent full year for which data is available. That’s a 5.8% increase from the year prior.
