Construction is Now Underway on Pair of Additions for Lower Heights

Gulf Coast Commercial Group is embarking on the second phase of Lower Heights. Fronting Interstate 10 between Studemont and Sawyer streets, the 24-acre mixed-use district is located west of downtown Houston, abutting the First Ward Arts District.

Construction is now underway on a pair of building additions that will pay tribute to the roots of the formerly industrial neighborhood. The first is a 6,000-square-foot single-story structure slated for completion in spring 2022.

Located at Lower Heights’ I-10 entry point, it will serve as the inaugural central Houston home of Valhalla, NY-based Veterinary Emergency Group. Radkey Jolink of CBRE represented the tenant in the lease transaction. Anderson Smith and Brett Levinson of newly formed Main Street Commercial Partners are overseeing retail leasing.

The second building, a speculative two-story office/retail structure, will span nearly 25,000 square feet upon its anticipated summer 2022 completion. Diagonal from the two-story build is 1440 Studemont, an approximately 35,000-square-foot two-story structure completed last year with street-level retail below loft-like offices.
